The price includes: bedsheets, bath towels and house linen, with a free change available only for stays longer than one week; water, gas and electricity usage; the use of communal areas, outdoor tables and chairs, the barbecue, parking areas, the pool equipped with sunbeds and umbrellas, and also the Wi-Fi available in every apartment. Final cleaning is also included in the price, however, we request our guests to leave the kitchen area tidy and dispose of the rubbish. Upon request, or in case of non-fulfillment, we can provide these services at the cost of twenty euros and ten euros, respectively.

Not included, however, are: the tourist tax of €2 per person per night (for guests aged 10 and over) for the first five nights; pool towels, which can be rented on site for €5 for the entire stay; fees for pets, requests for cots or extra beds, or the use of the washing machine.

Each apartment features its own kitchen equipped with a small electric oven and a fridge with freezer. There are also, of course, all the accessories necessary for preparing and consuming meals (pots, plates, glasses, cutlery) and a courtesy supply of detergent. On the other hand, there are no food products of any kind and no dishwasher.

We cannot offer meal plans, as there is no restaurant on the property, but the flavors of Tuscany are just a short walk away! Within 500 meters, you will find three excellent restaurants, and in the heart of Palaia, 3 km away, there are more delightful options. For groceries, small food shops are available in the village, while the nearest supermarket is about 5 km away.

Each accommodation has its own kitchen, ideal for preparing meals in complete freedom. For moments of relaxation by the pool, the bar corner offers drinks and ice creams, ready to refresh you during the reception’s opening hours.

Our accommodations do not have air conditioning, but the thick stone walls naturally keep the interiors cool, and each apartment is equipped with fans for extra comfort. The only exception is the La Terrazza apartment, which has air conditioning to ensure coolness despite its large glass walls.

Yes! Little ones can have fun in our playground with slides and swings, shaded by the centuries-old trees in the park, or run freely in our large fenced garden, completely safely. The pool is also designed for them, with a convenient children’s section for play and enjoyment.

Our name is due to the ancient use of the property from which we inherited and restored the buildings, but unfortunately we do not host animals nowadays.

Check-in is available from 2:00 PM, while check-out must be completed by 10:00 AM. Upon request and subject to availability, late check-out options can be arranged at a cost of €50 until 2:00 PM, and €100 until 6:00 PM.

No, our property can only be reached by car.

It is not possible for external guests to access the pool. To ensure a completely relaxing and peaceful experience, the pool is reserved exclusively for overnight guests.

All our accommodations feature Wi-Fi and satellite TV. Even the outdoor areas around the apartments and the pool sunbathing area are covered by Wi-Fi thanks to our outdoor network.
